Is Your Broker Doing His/Her Best to Sell Your Property?

The term is to “co-broke” it means to share a listing or to co-operate between brokers to facilitate a sale and in the Hamptons it appears to be some sort of dark science. In principle every Hamptons agent is willing to co-broke but in practice are they really? The brokerages make their money on convincing sellers to list exclusively promising that they will do their best to promote the property’s sale to the max, but are they really doing that? MLS  (Multiple Listing System) has failed to be adopted in the Hamptons because the major market players have repeatedly rejected it. Why would they reject a first rate technical system that is reasonably priced and provides for seamless and immediate sharing of exclusive listings between brokers. Simple, because every MLS board more than provides for co-broking, they insist on it without reservation, as well as all sorts of other “annoying” practices like regular updating of listings, deactivation of sold or off the market properties from the Internet. Yeah I know the Internet’s important. Big deal. So what’s new?

A lot in fact… If you’re a seller, the bottom line is that there is no other media that even approaches the power of the Web when it comes to selling real estate. Not TV, not radio, and definitely not print. Think about it, at the end of the day a real estate sale is more about information than about bricks and mortar, grass and trees. For property information, educated consumers today turn to the Internet first. Here’s a sobering fact for you…

  • The National Association of Realtors has found that as of 2008 88% of home buyers research available homes on the Internet, in fact they start their home buying process on the Internet.
  • That’s 9 out of 10 people research property for sale or rent on the Internet!

So how is your property being displayed? How comprehensive is your realtor’s Web strategy. The Internet is really about the free flow of information. Does your broker embrace that philosophy? You’d better hope so or you’d better choose another broker.
